Borrowing power calculator for doctors

Get a rough idea of what you may be able to borrow as a medical professional. Lender policies on overtime, locum income and LMI vary, so talk to Peter for a proper assessment.

Results are estimates based on the figures you enter and the example rate shown. They aren't a quote, an offer of credit or a guide to what a lender will approve.

How this scenario works

The model counts your base income plus a share of variable income (overtime, locum, allowances), subtracts living expenses, dependant allowances and existing debt repayments, and treats the remainder as the amount available for repayments. The illustrative maximum loan is the amount those repayments would support at the assessment rate (your rate plus a buffer) over the chosen term. Every assumption is visible and editable.

Why lenders may differ

Lenders apply minimum expense benchmarks, shade variable income differently, use their own buffers, and may have specialist policies for eligible medical professionals covering income types, deposit requirements and Lenders Mortgage Insurance. A lender-specific assessment can only come from a lender.

Calculations are estimates for general information only. They do not constitute a loan offer, credit approval or personalised financial advice. Actual repayments, fees, eligibility and savings depend on your lender, loan contract and circumstances. Speak with a qualified professional before making a decision.
